Renting your Property Bournemouth

Fees to Tenants from 1st June 2019:
 

  • Holding Deposit - Equivalent of one weeks rent is payable to secure a property this will be refunded against the first months rent, unless the tenant fails referencing due to misleading information or aborts the let in which case this will be retained.
  • Security Deposit - Maximum amount of the equivalent of 5 weeks rent, unless the rent is over £50,000 per annum, the maximum amount of the equivalent of 6 weeks rent.

Please note: You will be required to demonstrate that you and anyone 18 years of age or over living at the property has the right to reside in the UK by providing identification. Further information on this requirement can be found on: https://www.gov.uk/private-renting/document-checks

You will be required to provide proof of address for a minimum of three years. Previous Landlord Reference (where applicable) – You will be required to provide a reference from your previous landlord or agent confirming that you met your obligations under the terms of the agreement, including payment of rent and looking after the property.

Once satisfactory references are obtained, you will receive an invoice detailing all outstanding money due to Key Drummond prior to moving in. We require cleared funds 3 days prior to the tenancy start date.

Please note we only accept payment via Bank Transfer or Cash.

Charges during your Tenancy:
 

  • Rent Arrears Charges - These are set at 3% above the Bank of England base rate and are payable after the tenants fall into 14 days of arrears.
  • Charge for Lost Keys - £50.00 including VAT
  • Change of Sharers and Amendments to Tenancy Agreements - £50.00 including VAT
  • Early Termination of Tenancy Agreement - At the landlords discretion, the rent is liable up until the day a new tenant occupies the property and to cover the landlords re letting costs is payable, unless the remaining rent due of the term is less than this figure in which case the remaining rent will be charged.

Terms and Conditions:

Deposit - Your deposit will be protected by the Tenancy Deposit Scheme. (www.tds.gb.com). You will be advised of your reference number and confirmation of registration within 14 days of the tenancy start date.

Inventory - Upon moving in to the property you will be given an Inventory Report. We would advise that you look through this document thoroughly, make any necessary changes and submit to us within 5 days. If you don't return the inventory with any amendments within the 5 days specified, it will be taken that you agree to the full content of the Inventory.

Utilities - You are responsible for the full payment of all utilities associated with the property unless otherwise stated.

Insurance - You are advised to insure all your own possessions with contents insurance, prior to commencement of the tenancy. - Any tenants wishing to ignore this advice, do so at their own risk.
